Pre-Qualification

Our loan officers or mortgage representative will be pleased to meet with prospective homebuyers to pre-qualify them. A pre-qualification letter maybe issued. There is no cost for this service.

Pre-Approval

A mortgage loan application may be submitted for any one of our loans that a prospective borrower is qualified to carry. A letter of pre-approval will be issued for a term of 60 days. When the applicant goes to contract they can continue to float the rate or lock in at the current rate by signing a Rate Lock Agreement and paying the .50% lock in fee. The application fee for pre-approval is $100, which will be credited to the mortgage aplication.

Fast Approval

A firm commitment in weeks, not months! All of our loans are approved at our Main Office in Wall Township. Loans with Private Mortgage Insurance may take a little longer and are subject to insurance company approval.

Type Of Property / Lending Area

Types of Properties: Single family, two to four family, condominiums and planned unit development homes. Primary, secondary and rental/investments are eligible. The bank's primary lending area is Southern Monmouth and Northern Ocean counties.

Home Town Bank Service

We service all our loans at our local bank offices. You can also obtain other banking services such as checking accounts, savings plans, home improvement and home equity loans.

Down Payment

Primary/Secondary Residence: 20%; with Private Mortgage Insurance: Primary 10%, Secondary 15%. Rental/Investment Properties 20%.
